Understanding the Land Rent in Tanzania
INTRODUCTION
In this Article, we shall discuss the essence, determination, assessment and payment of the land rent.
A: ESSENCE AND DETERMINATION OF THE LAND RENT
All land in Tanzania is public land vested in the President as trustee for and on behalf of all the citizens of Tanzania. This means that, it is the President who has monopoly over land (Radical Title). All citizens occupy land on lease and therefore they are obliged to pay the land rent.
Land rent is determined with regard to;
i)The area of land
ii)The use of the land
iii)Location of the land
B: ASSESSMENT OF THE LAND RENT
Nowadays, one can assess the Land Rent through the following ways;
a) Through mobile phone
b) Online Self Assessment
c) Land Rent Management System.
a) Through Mobile Phone
First Option
i) Press *152*00#
ii) Choose number 4 (Malipo ya Serikali)
iii) Choose number 2 (Kadiria kodi ya kiwanja)
iv) Choose number 1 (Dar) or number 2 (Mikoa mingine)
v) Assess the land rent by using Title Number (choose number 1), or by using the Lot ID (choose number 2)
vi) Enter the relevant number as chosen in step (v) above (either the Title Number or the Lot ID).
vii) Confirm the request for land assessment (choose 1)
viii) Wait for the SMS with Control Number and copy it. You will use the number to make payment.
Second Option
i) In your normal SMS app, write the word Hati followed by the Title Number, then write number 2.
For example, Hati 12345 2
OR
Write the word ID followed by the Lot ID, then write number 2.
For example, ID 12345 2
ii) Send the SMS to number 15200
iii) Wait for the SMS with Control Number and copy it. You will use the number to make payment.
b) Land Rent Management System
This involves visiting the land offices in the respective jurisdiction where the responsible officer will assess the rent by using the Land Rent Management System.
You are advised to visit the land offices for more information.
c) Online Self Assessment
This assessment is done by visiting http://landrent.lands.go.tz/
You will fill the required information and wait for the feedback.

Furthermore, the Land Rent can be paid through mobile money services such as Tigopesa and M-Pesa, and banking services such as NMB and CRDB.
